There are several key points being reviewed as part of the Government's Residential Tenancies Act reforms and one is the removal of the 42 days' notice to terminate a Periodic Tenancy.
Currently a Landlord can give 42 days' notice to end a tenancy for the following reasons

1. They or a family member is moving in
2. An employee is moving in
3. The property is sold and is required to be vacant for the new owners

In all other cases 90 days' notice is required.
The 42 days' notice has been regularly abused by Landlords since it’s inception in 1986, with notices given for family members moving in where there was no real intention for that to happen.
The ability to issue a 42 days' notice to terminate a tenancy is very likely to be removed in the upcoming reforms.
There are many proposed reforms being discussed at present and we highly recommend you take the time to have your say on these before submissions change on 21^st October 2018.
