Christchurch Property for Rent – Top Tips for New Landlords

Are you thinking about becoming a first-time landlord? With Christchurch property for rent so high in demand at the moment, many people are tempted to tap into this market. New rentals are being snapped up in no time and in some areas prices have increased by up to 15% (according to Trade Me’s Property Report). 

However, there is a bit more to renting out property than making accommodation available. When it comes to technicalities, legal matters and responsibilities, it pays to employ a good Christchurch Property Manager. But if you’re new to the rental property scene, there are a few more things you should know before you consider renting out your property. Our Christchurch Property Managers have compiled a brief list of common pitfalls which can cause issues at the start of the tenancy. If you get those sorted early, your new life as a landlord is much more likely to run smoothly.

  1. Make sure all light bulbs are working inside and out, including external security lights.
  2. Red, yellow and green bins have to be supplied and these MUST be provided empty at the start of the tenancy.
  3. If you have gas hot water at the property you’re renting out you need to contact your gas provider and let them know you’re renting out the property. As a landlord you’re responsible for the payment of the yearly rental of the gas bottles, while the tenants are responsible for any gas they use.
  4. You should provide the tenants with 2 full sets of keys. If your property has a double garage, 2 working garage remotes should be supplied if applicable.
  5. All windows, internal and external doors must be in good working order. If there are issues on some properties due to earthquake damage, advise your Property Manager or talk to the tenants to find a solution.
  6. Bayleys Property Management advise landlords to have carpets commercially cleaned prior to the tenant moving in. If you are using Bayleys as your Christchurch Property Managers we require the tenants to have carpets commercially cleaned at the end of the lease. 
  7. If you provide your rental property unfurnished, remove ALL items from the property including cleaning products, toilet brushes, any miscellaneous items, external furniture, garden tools etc.
  8. If you’re considering renting out your property fully furnished, you will need to provide a full chattel list to your Property Manager AND Insurance Company. Bear in mind though that there are some added risks with renting out your property fully furnished, so make sure you fully understand/discuss these with your Property Manager before proceeding down this track.
