Do “bad tenants” target privately managed properties. In short “yes they do”. Not all privately managed properties have a poor pool of tenants to choose from. But without a doubt “bad tenants” can and do target privately managed properties.
Some of the reasons for this include, but are not restricted to – smaller bonds being required, tenancy applications not being required, no credit checks being completed, no fixed term tenancy periods.
The other popular reasons for tenants targeting privately managed properties it that rents as an average are 10-12.5% lower than market – which is of course a higher margin then what a good property manager charges for their services!
