PET FRIENDLY = BAD TENANT?
Many Owners have a NO PET policy, however advertising a property with no pets can cut out over 60% of your market.
A Tenant who has a pet (often a family) doesn’t have to necessarily be a bad Tenant.
Luckily, there are safe guards that can protect you and your Tenants if they are looking to have a pet at your rental property:
* A thorough in-going inspection supported with photos – outlining specific attention to areas commonly of concern - carpets, fly screenS/security doors, glass sliding doors.
* A signed pet clause or agreement specific to the pet, noting breed, age, colour, etc.
This will reduce the chance of the Tenant replacing their tiny little Maltese dog called ‘Fluffy’ with ‘Brutus’ the Bull Mastiff!
 
Pets are an important part of many families and if the property is suitable, then Landlords should be open to discussing their requirements to assist them to securing the best tenant.
